This very long thin potion of land situated between an existing railway line and one of the main arterial roads leading into East London allows great possibilities for a commercial development with imposing visibility to the road. This proposed office building is to form part of a greater development with mixed retail and commercial planned on the broader portion of the property and this structure envisaged for the narrowest section of the site measuring only 20m in width.
The brief was for a single tenant office building with the option of later converting the building into a multiple tenant development. The width of the site is ideal for this form of development as parking is achieved in two semi basement levels with 3 floors above ground for the office floor plates.
The front face of the building oriented north provides the public face to the building. The distinctive front ‘V’ shaped entrance to be clad in copper plates allows the length of the building to change direction following the boundary shape. Metal sun screen louvers installed vertically protect the office areas from direct northern sun through out the day. The ground floor is proposed to be unscreened this is to create the visual break between basement parking and the office component and allows for direct visual connection with the interior from the public road. The rear of the office structure conservatively finished overlooks onto the industrial area over the rail way tracks were landscaping will soften the view and links across railway tracks.
The interior space planning is designed in line with the flowing exterior curves of the structure and divided into the general open plan areas with meeting rooms and the top executive floor complete with dining rooms and executive bathrooms.
